This prominent site is located within Tormohun Conservation Area, and is on raised plateau, overlooking the junctions of St. Efrides Road, Lucius Street and Church Street with Tor Church Road. The site was home to a social club which has now been removed leaving a steep rock face and large trees to Churchyard.

The proposed layout locates the new building clearly addressing the prominent site frontage in a positive manner .The new building would enhance the building line to Tor Church Road and enhancing the street scape The height of the new building , particularly adjacent to the rock face, will be appropriate to enable a sensitive relationship with the adjacent large villa at higher ground level.
